Any bad experiences buying overseas property through agents?

Hi all,

Has any one paid out reservation fees or upfront deposits on overseas property to enable property reservation or viewings, based upon web descriptions or telephone converstions with Estate Agents, only to find the property was far from your expectations. And then been unable to recover your money?
