An expert opinion on Dubai rents needed

I am a bit confused in what direction rents in Dubai are heading. It seems summer may be defalatory...

Dear Fran,

Rents in Dubai have increased in selected areas only. Prime areas such as Dubai Marina, Downtown Burj, JBR and other similar areas have increased whereas rents in other standard locations have remained the same after a decrease in Q4 2011. Yet RERA's counter measure of postponing some projects to control the supply will help in achieving market equilibrium.

rents in dubai are too much but if you move to other emirate it is resonable

Hello Fran,
The recession exposed the surplus of property in Dubai in particular. As you probably already know the good times are coming back with values and rents increasing in the so called desirable areas only. We all know that these include the Palm, The Marina, meadows, JBR, Burg Khlaifa etc. Unfortunately this is not the case in places like Discovery gardens etc. So its to do with, as always, location, location ,location.
