Taking a look at similar properties in the region will give you an idea of the "real yield" on which mortgage providers will base their calculations. Maybe the developer is offering mortgages through a third party?

There would only be a handful of lenders available as the terminology for the rental guarantee is a "leaseback" agreement. So the mortgage may be slightly more difficult to obtain. But we have never failed to get a mortgage for a client who wanted to buy a show home so please ask then to come forward and if they want to get a DIP before paying fees, no problem!
