Almost Exchanging but have better offer

It's up to you. There could be an extra £8k in it (minus costs). Until exchange of contracts you can pull put of the sale/purchase without penalty to the other party. You can always go back to buyer no1 and say..."I've received a new offer of £250k if you match it you can still buy it."...

What advice would you have for somebody starting in property auctions?

If you go to every viewing of your chosen property, you will gauge the level of interest in that particular auction lot. You can then formulate your bidding strategy to suit ahead if time.

How likely would you be to add to buy to let portfolio?

Hi Nothing to do with Brexit. More to do with availability of funds and 'spare time' to source and buy another investment property. Conrad

What kind of return would you expect on a buy to let investment?

Yes, dont work with yields, they do not take into account any expenditure or expenses. So a rental property with a lower yield could make more ROI if it has lower overheads, and/or was purchased with an interest only BTL mortgage. Estate agents and advertisers like yields because people...

What advice would you have for somebody starting in property auctions?

Hi All, Legals, research and property inspections. As for never making the first bid?? So long as you win the property for your max allowance you can make the first bid! Just be sure your LAST bid is at your maximum, that's the skill, it takes a quick mind and maths sometimes. Stand at the...

What kind of return would you expect on a buy to let investment?

I dont look at yields. I look at ROI. Return On Investment. Yeilds are pretty meaningless. I factor in a lot of capital appreciation as I only buy at BMV, below market value.

    Estate agent withheld information re.dispute

Hi You asked the vendor, but did you ask the estate agent at the time of your visit? You can always complain to the ombudsman anyway, but I think they would prefer you to complain to the estate agency first before they act. Hope this helps Conrad

    Have you considered remortgaging?

Remortgaging has potential benefits: 1. Release equity/cash to either reinvest or spend as you wish. 2. Lower interest rates than your current mortgage is on, and therefore lower monthly payments. 3. In some cases both of the above. Always seek out a great mortgage broker that has the...

    To rent or flip.

If the TV programs showed the reality of property development, it wouldn't make great TV. Hence alot of the programs concentrate on the emotional aspects interior design, bathrooms kitchens etc. Rarely do any of the developers make any actual money, yes the valuations imply that they have...

Advice please, buying second property and letting out current one

Like most things in politics it's about winning votes. By claiming they are helping 1st time buyers, by implementing more taxation for BTL investors the general public think the government is 'clamping down' on people making excessive money from property. Therefore people, such as 1st time...
