    Developing in Manchester

You should have a look at Property Forum’s recent article on Urban Regeneration - https://www.propertyforum.com/industry-experts/the-top-5-uk-urban-regeneration-hotspots.html. Manchester is on the list and considered a great place for commercial, residential and BTR property development projects.

    Incorrect and misleading floorplans

Many people are also depending on videos and real time tours but these are also open to abuse. A simple change of a camera angle can make a huge difference to the look of a property/room. If possible, visit the property, if you can't then you are accepting a certain degree of risk.

    Anyone investing in Greece?

I presume Greece is extremely dependent on the tourism industry still? Until Covid is over there seems little chance of a meaningful improvement?

Is it better to buy or rent?

Whether now is the time, or wait until the end of furlough hits in the new year is debateable. Either way, if you are looking longer term there is good potential out there. However, remember to drive a hard bargin - cash is king!

    Indemnity Insurance

Seems like a mess but this is what indemnity policies are for? As long as the indemnity is legally tight - check with a solicitor - this may not be the end of the world. Also, you might be able to negotiate a reduction as a consequence of the confusion and "potential risk".

Are we at the bottom of the mortgage interest rate cycle?

I agree, negative interest rates will certainly reduce the chance of mortgage rates increasing in the short-term. However, how far further downwards they will pull mortgage rates, I am not quite sure. Remember, there still needs to be a profit margin for mortgage finance providers. I think many...

Advice please - First time buyer - buying house with insolvent/ absent freeholder

I think it is time to get a new solicitor because this could have serious consequences for the future if mistakes are made. Selling a property as a freehold, when it isn't, that is just bizarre. Why would any estate agent/solicitor acting on behalf of the seller allow/encourage them to do this...

    Inheritance

It may be worth checking out the potential tax liability on profit made with inheritance money with an accountant. As mentioned above, I don't think the taxman would tax you on traditional profits as this would open them up to reduced tax income, if you made a loss.

    Inheriting grandparents property

There are a number of facts to take into consideration here:- - If your mother agrees to move out of the property, as far as I'm aware, this is perfectly aboveboard - Having an additional property in your name, I presume the mortgage is fully paid up, is a positive and could even be used as...

Is it possible to buy a small freehold plot of land up to about £25,000 in UK?

I spotted this elsewhere on the Internet, do the figures still stand? "Current house costs are running at between £900 and £1,100 per square metre for a standard specification plus £12,000 per house for drains, paths etc. You should also add about £8 per cubic metre for the demolition of your...

Is it time to build up a fighting fund of property investment finance?

Will the second lockdown push those who were looking to sell, over the edge? It is amazing how well the market has held up so far. Perhaps if all politicians could work together we may get a stronger economic support network in place?

    Converting a house into flats

How are the current rental rates looking in the area? Although long-term I'm sure there is huge potential, and much will a conversion cost? I assume that many builders will be charging more than the "normal rate" due to the coronavirus and various safety measures they need to take?

I presume if buying land which is agricultural, you are taking a chance that you might not get planning permission?

Should I reduce my property to below valuation for a quick sale?

It looks as though Scotland is one step ahead of England with the coronavirus lockdown. Would a bridging loan be a little risky if the lockdown is extended and the property market effectively comes to a standstill?

Is it possible to buy a small freehold plot of land up to about £25,000 in UK?

Some people go down the route of buying property which has an old house/building and simply rebuilding on that land. Maybe worth looking at?
