    I totally agree, find the cost of correcting the problem, use this as leverage to reduce the price but ensure that you take professional advice as soon as possible. If this is going to be complicated I would be tempted to walk away. Do you need the potential grief?

    How do you expect house prices in the north-east of England to perform?

    It is starting to look as though the economy of the North of England is somewhat more fragile than that in the Midlands and the South.
