How will forthcoming changes to HMO regs impact your buy to let business?

The simple fact is that governments and local authorities across the UK are adding layer after layer after layer of cost to the buy to let market. The HMO sector is one which has perhaps been most impacted although not all private landlords offering HMO properties had been playing by the book...

UK buy to let investors switching from private rental to holiday lets

At least prior to the coronavirus pandemic, the regulations covering holiday lets were very different to those covering the private rental market. Whether these regulations converge in the future remains to be seen there are distinct differences. On the whole, the way things are going, holiday...

    Will staycation holidays catch on?

I presume that the caravan site will pay you a set figure in order to use your caravan to rent to their clients? How does this business model work in practice?

Is it time to look at buying student accommodation?

One thing which seems to have emerged on the back of the coronavirus pandemic is the arrangement that universities have with private student rental accommodation. It would appear that the universities have guaranteed a certain level of capacity for the developers otherwise they will incur...

Moving properties in personal name to ltd company

It may be worth contacting the owner of this forum @Nicholas Wallwork to see whether he has any contacts in the accounting sector. As a prominent and active property investor, I would be very surprised if he doesn't have a contact who can help you.

How will Asian real estate perform after the coronavirus pandemic?

Is there not a potential issue with confidence going forward? The fact that the coronavirus originated from China (the best guess by scientists) does not give confidence in the region. Or will it simply be brushed under the carpet when the coronavirus pandemic is under control and we return to...

    Care Homes

There is an ongoing police investigation into care home deaths in Scotland. This kind of news is not good for the sector whether or not there is anything behind the allegations/investigation. I agree though, at some point care homes will become an interesting buy as the UK population continues...

How do you handle your tenants?

I often hear of landlords becoming "friends" with their tenants which in my mind is very dangerous. At some point they will start asking for favours and as a "friend" you may feel under undue pressure to grant them. Business is business, pleasure is pleasure, I would recommend leaving it that way.

First time buyers, looking for some friendly advice.

It may be worthwhile approaching a mortgage broker as in many cases they more than pay for themselves. They would be able to give you an instant outlook on the market, what is available, what is affordable and potential options going forward.

    Converting a house into flats

In light of the second wave of the coronavirus maybe you should put the project on hold? The problem is, once you start there will be carrying costs as I can't help but delays in access to building sites, etc if/when the virus gets any worse. Is it worth the risk?

Are we at the bottom of the mortgage interest rate cycle?

Over the last few days there has been more comment about negative base rates in the UK and how these might impact mortgage interest rates. Surely, we must be at or near the bottom of the mortgage interest cycle? Even taking into account reduced borrowing costs, mortgage companies still have...

Is it possible to buy a small freehold plot of land up to about £25,000 in UK?

There are couple of benefits for those looking to knock down derelict houses and rebuild:- - There should already be mains electric/water, etc - There is the opportunity to build a "dream property" If I was in that situation this would be a very attractive proposition. However, you will always...

Investing in a BTL in Manchester with a small budget

They will be a knock-on effect to many different areas such as student accommodation, low rental accommodation and so-called blue-collar workers. Personally, I would hold off for the moment as things could get worse before they get better. Longer term, there are/will be some very attractive...

Is it time to look at buying student accommodation?

The main question here is how secure is rental income for both halls of residence and private student accommodation? Many of the new student accommodation blocks were built around communal areas which are now highly dangerous. Unfortunately, I think there may be worse to come for the student...

Is it time to build up a fighting fund of property investment finance?

Over the coming weeks and months there should be some extremely attractive properties up for sale across all areas of the UK. Many of the better prices will be found for those with "cash on the hip" and able to pay immediately. This prompts the question, is it time to build up a fighting fund of...

Where are the best places to buy a holiday let in the UK?

There is certainly renewed demand for holiday lets in the UK as investors look to switch from the "difficult" private rental market. However, which areas of the country offer the best value/potential for those looking at holiday let's? This is a very interesting article:-...

Will January 2021 turn out to be the peak of the UK property market?

Forecasting the short-term direction of the UK property market is difficult, let alone looking medium to longer term. So far the UK property market has astounded many critics who (again) have been predicting a collapse in prices. We seem to remember the same critics forecasting the collapse...

Will overseas property investors take advantage of weak sterling?

There seems to be far too much of a gap between what the EU want and what the UK want in Brexit negotiations. As a consequence, this issue could drag on for many months if not years to come. We have already seen some weakness in sterling, with the UK government threatening to break an...
