Rental market moving towards longer tenancies
I hate the idea of being tied down to 1 place for so long. Especially with problematic landlords, it would be harder to escape them.

Buying a small flat in Berlin for short-term rentals
I agree, you should definatly invest in Berlin. You may have difficulties finding a small flat for sale which is in reasonable condition. With some research you should be able to find something for 50,000 Euros. Good luck

I agree, as a first time buyer, raising the deposit funds is very difficult. However if the demand does not increase prices should sink significantly
