Stabilisation in Spanish property prices but affordability could be key to recovery

Very little activity down my end of the Costa del Sol - Manilva and surrounds. A lot of empty and unfinished properties dragging the area down. Golf course next to me went into administration last week. Still suffering from the overexpansion before the crash. More interest in quality...

Are you due a rebate on your Spainish Capital Gains Tax payments?

So what you are saying is the clock is ticking for those who sold say 3 or 4 years ago. They could miss out if they leave it too long to make a claim? I have heard different time limits spoken about.

Stabilisation in Spanish property prices but affordability could be key to recovery

I don't think we will see any stabilisation and almost certainly no increases in my area - Manilva on the Costa del Sol. There are so many unfinished, empty and unsold homes and practically no buyers as far as I can see. Maybe it's better elsewhere.

The coming housing crisis in Spain - article

Yes there are as many opinions around right now as there are people to give them. I only posted that article because it was quite forthright. I'm still seeing deals done on the Costa del Sol although obtaining mortgage finance is the biggest headache.

    Medina Elvira in Granada

Unfortunately as a holder of three unwanted investment properties in the Granada province I can't agree with you - the economy is moribund and properties plentiful. Stay away.

Currency exchange rates help Spanish property vendors returning to UK

I suppose some people might be happy that from a sterling perspective the value of their Spanish asset has not slid as much as the headlines suggest but it doesn't help anyone with a Euro-denominated mortgage to pay off.

The coming housing crisis in Spain - article

In among a few cheery and relatively optimistic prognostications for the New Year I read this. Quite the opposite. The article is thin on substance to back up the rather dramatic headline but in essence they are saying that Spanish property has not crashed so far because the Banks have bought...

I want to invest in property, where is best

Not too much of a fall! Average US property prices have been sliding since 2006 and only government tax breaks have led to any kind of bottoming out. Factor in the slide in the currency and you do not have the recipe for successful property investing I'm afraid, though I am sure there are...

Glut of properties for sale in Spain likely to continue in 2010, according to analysts

Everything that's been done in Spain (and the UK and the US for that matter) to combat the crisis has just kicked the central problems - oversupply and overindebtedness - down the line to be resolved another day. Specific actions of subsidising mortgage holders and allowing banks to fudge their...

    Positive Spain

Although theoretically prices could have further to fall with the supply side weighing down the market and certain coastal areas still held back by strerling weakness, I wonder if in practice prices will drop. It seems like the banks are the main drivers of the market and they seem to have...

Glimmer of hope for Spanish property market as sales rise

I've noticed a pick up in demand for conveyancing recently and concluded that a lot of people unscathed by the recession have decided to get on with their lives and buy if the right sort of discount can be found. Longer term it's hard to be optimistic about Brits returning in large numbers...

Solicitor reports signs of life in Costa del Sol property

My firm has had 5 enquiries for conveyancing services in a week after a drought of a couple of months. I am a convinced economic and property pessimist but this shows there is life out there around Marbella in particular but it's not apartments that are in demand. For details see my blog (the...

Small Mortgage in Spain - Question

Hi there - I'm a chartered accountant too and used to work in your industry! Now I live in Spain but unfortunately do not work in a bank or the mortgage industry so I can't give you a definitive answer. Spanish banks have tightened up their terms but with the size of deposit you have mentioned...

Property values and sales continue to fall in Spain, latest real estate figures indicate

8.9% fall, while obviously not great, still does really chime with reality as I see it. The fall seems to have been much steeper based on anecdotal observation. Perhaps this is because I live on the Western end of the Costa del Sol where the problem of unfinished, unsold properties is...

buying a house overseas with cash

I have transferred money from the Uk to Spain many times and have not had to pay a lot of charges. There is some bureaucracy for large amounts (basically having to declare what the tfr is for) but other than that it should be OK. There is no fee for withdrawing money in cash but a small (maybe...
