    Reliable Constructors in Natal?

Hi MDV thanks for your comments and you are right about the problems with construction. I built 2 houses in the NE a short time back, right next to where I live but still had problems. On 2 or 3 occasions I came home from a trip into the city only to find the workers were starting to do...

    Reliable Constructors in Natal?

Hi Robh, not sure but I would think probably just the construction company. We already have plans etc, just need the building to be done.

    Reliable Constructors in Natal?

Does anyone know of a half decent constructor in the Natal area who could handle a medium sized development? I realise that putting the word ¨reliable¨in the title might be limiting my options somewhat but i´m hoping someone might have some useful knowledge or experience. Thanks

Hi Lia, how did you get on with your property search around JP? I have been off-line for a while (computer broke then had to find another internet provider) and just read your post. I am English and based just outside JP. Mark

    Estrela Do Atlantico Ponta Negra

Hi Johnalanroberts, I understand, we have the same problem at PDC. However, if the developer is looking for money, especially final payments have your Lawyer say "my client is ready to pay but wants the "penalty" discounted from the final payment and we need a final invoice from you for the...

    Estrela Do Atlantico Ponta Negra

Personally I would talk to the developer through the Lawyer and ask them about the compensation. When you reach an agreement ask for it to be put in writing and then pay the balance to complete on the purchase. If you pay all that is due with the hope of receiving some money back...

    Developer mortgage during construction

I have just read this thread and ..........it seems like a case of "here we go again." Like many others I invested in another development (PDC In Maracajau nr Natal). I paid 50% way back in 2007. The developer arranged a Work Conclusion Insurance (WCI) which guaranteed completion of...

    Real Estate Investment in Brazil

Interesting article Blc, I didn't read all of it but it does seem to be focusing on the "everyday" Brazilian market if I am not mistaken. You quoted my post, not sure if that is because you agree or disagree with it but the last part of the article says... This is the point I was...

    Real Estate Investment in Brazil

Without a doubt it has become more difficult in Brazil but it is still a good place to invest and there is still money to be made. Whilst the overseas market has dropped off, there is still a growing domestic market. Personally, I don't believe the larger condo projects being offered are...

Cost of transferring funds to Brasil

I used them about 6 months ago and although I don't remember how much I transferred, it was under £25K Sterling. My accountant said "Bank to Bank is the easiest way to send money here"........well, I sent a small amount that way at a lower rate and it took me 3 weeks and 4 visits to the Bank...

R$150,000 condo- need to file tax return?

I don't know about the USA but if you are a UK resident I believe you have to declare the income on your UK tax return. In Brazil, income is generally taxed depending on what you earn but I don't know specifics, however, i'm sure someone will respond soon.

Cost of transferring funds to Brasil

I also used Moneycorp and they were very good, and the rate was a little better than the Bank to Bank method. However, they do charge, £15 if I remember correctly, and they require several pieces of documentation.

Cost of transferring funds to Brasil

Like I said, if it is sent as "Patrimonial" then you may pay a few reais but not much, I seem to recall something like R$40 on my Bank contract which might have been a Bank charge but nothing else.

Cost of transferring funds to Brasil

If you are sending the money to your own account as Patrimonial ie your own personal money for your own personal use, there are little or no taxes (certainly no income tax, but maybe a very small Bank charge). If you are sending the funds directly to another party for your purchase, you may...

    re markland properties

Markland closed their office over a year ago and Ana returned to Portugal following a "serious incident." She may now be back in Brazil but not in business as far as I know. If you contact Douglas he can help you. He has a good relationship with all the local agents, speaks English and...

    Palma Do Mar Construction

The Lawyers in Brazil are always happy to "get your money back" for a good amount of money, especially when dealing with foreigners. The legal system works very slowly and it could easily take 2 - 3 years but if there is an issue with money laundering, who knows? It doesn't sound as though...

    Sonhos do Mar

I just thought I would chip in with my "independent" experience regarding some of the minor problems mentioned by Alex V. As John said, the shower issue is normal in Brazil and you can indeed pay varying prices. Most have a Summer and Winter setting on them and just a slight adjustment of...

    Selling costs

When I bought my property in Brazil the Deeds were transferred in a few days. If you are referring to a new property it might take a little longer, but probably not more than a week or two unless it is part of a condo in which case you can get Deeds which show the "plot" but not the actual...

Money transfers & the Central Bank

My money is coming over via the Central Bank as did my money for my Visa, and these are the monies I will be using to build (not buy). When I sell I have to pay 5.93% tax on the sale price and no CGT because it is business. As far as I am aware I don't need to pay any other taxes even if I...
