International City 2/3 Latest Pics (Feb 09)

Dear All,

Attached are a few PDF's with pictures taken on Friday 6th of February of the International City Phase 2/3 development and most importantly the development i have invested in, Park Lane residences.

Vancouver Tower which is highly debated, plot IC3 T04 by Al Attar properties is also captured in the PDF's. I have the high res images if anybody wants them please let me know.

Also i will be visiting the site every few weeks to take more pictures and post the updates, please let me know if you would like me to snap anything in particular and i will try my best to find it.

From what i saw so far, it is just boxed areas of sand with bill boards for the properties, no cranes or machinery for laying foundations, no building materials around the site, most do not even have any security, i just walked into the middle of my development and snapped away. Power lines are running right through the middle, no signs or roads layed yet, just gravel.

Hope this helps anyone who has invested in the area.

Over 3 years ago I also purchased in IC Phase 3, Toronto Towers BUT because I'm based in the UK its difficult for me to get any feed back as to whats happening in the area. Al Attar are NOT very good at communicating with its customers and I really need to communicate with others who have also purchased in this area.
I've handed over a large sum on money to Al Attar and I've given myself a few sleepless nights worrying about if my money is safe as over 3 years later I've seen nothing in return and very little in the way of customer care from Al Attar. Any information you have, pictures or whatever would be gratefully appreciated.

Hi Pete,

I Will be visiting the site again this Saturday. On Friday by pure luck i happened to be at my site just as the Main Contractors were visiting. I probed questions to them regarding start date and completion date, they told me they were going to be bringing the necessary machinery to start work tomorrow (Feb 7th) so i am going to go back this Saturday to see if anything has changed.

I will try and find your Toronto Tower, if possible please let me know the plot number, most of the property bill boards do not have the building names, just rendered pics and plot numbers with developer details.

Hi Kish

Many thanks for your response. As I mentioned I've purchased in Toronto Towers Plot No. T 02 which is a twin tower to Vancouver Towers situated in a Circular block of apartments with Global Point being in the center. You mentioned "The much debated Vancouver Towers". Could you explain as to why it has been debated because if there has been debate on this apartment block then I would image that Toronto Towers would come under the same discussion, as I said they are twin tower blocks.

Having read what you have just pointed me to I'm now very worried again. Is International City Phase 3 going to be nothing more than a myth/development that is never going to be or is there some hope somewhere, a light at the end of the tunnel perhaps...... Please give me some sort of positive note if there is one.

Hi Pete,

Unfortunately we all have different problems. Your developer, broker, construction company are all different to mine, the only thing we have in common is the master developer, Nakheel, who themselves are facing financial difficulty and are known for late delivery.

I am trying to withhold my second payment for aslong as possible any buy some time until i can see some sort of work being done on the development. But i am also risking losing the payment i have already made because of this as they can cancel the contract at any time. The good news is my second payment should have been made at the end of November 2008 but with some sweet talking and e-mails expressing concerns i have made it this far.

Honestly i cant see any developer returning anyones investment, and i also cant see them developing these building at the original costs. If they do it wont be anytime soon, and i think putting pressure on them now and getting some legal advice would be the best option at this point in time. Dont leave it too late and let your developer either go bankrupt or worse run away with your money.

Sorry to bring bad news but i am also feeling the crunch now.

Have you visited IC Phase 3 this weekend? and have the building contractors started bringing their equipment in yet for the area you have purchased in? Any good news you have would be appreciated.

Latest Update

Hi Pete,

Yes i took another trip this weekend. This time i decided to go on a Sunday afternoon as this is the equivalent of a Monday in the UK. I was expecting to find builders and machinery, instead i find 2 workmen sleeping under the shade, and the foreman inside a temp wooden office who didnt speak a word of English!

The only thing they had done in 1 week was make 2 big piles of sand in the middle of the compound. And i saw 1 small JCB which they must of used to haul the sand in place. When i probed them with questions on start and finish times they just looked at me with a lost expression.

I did not take any pics as i did not have my camera on me this time but i will be back again either this weekend or the next. My broker is not chasing me for the next payment so until they do i am happy just doing this research to use in my defense.

He seems to think we maybe safe with these projects as its the top end of the Dubai property market that has crashed. From what I've heard the Government is likely to be concentrating on the mid to low end of the market in order to get the Property Market moving again.

Its good to hear from you a few weeks back. Do you have any latest information from Al Attar concerning the construction of Toronto and Vancouver Towers beyond whats on Al Attars Website. Any information you have would be appreciated.

Hope your well. Any latest visit the site that you've purchased in. Though I've not purchased/invested in your purchased developement I'm obviously still very curious as to whats happening.... We're all in the same boat on this one!

Nothing new yet. I havent been back to the site in a few weeks. I havent been pushed for the second payment so i'm staying under the radar until GPD do.

Funnily though i made contact with the local GPD office in Dubai and the lady i spoke to told me she could arrange a car to take me to see "International City". They wanted to show me around the original phase 1 to show work has been completed, dont be fooled by this people, this phase 1 took years to complete and most of it still isnt finished. I declined her offer and told her i wanted to see my site, she never replied back.

I'm watching the current market and prices, places like Marina, Shoreline and JBR are becoming very affordable now and if worse comes to worse i think i will swallow this initial 15% investment and put the next 15% elsewhere. rather lose this now than lose more later.
