Selling the flat - Agent charges?

Hi all,

Do these terms look OK to you?
I am about to sell the flat in Varna and agent is saying:

- Agency commission (3%) 1500 EURO
- the notary charges, depending on the amount declared (not more than 500 Euros)

Any thoughts?

In answer to the OP - Dashy, yes, 3% is quite normal in Bulgaria.
We would never recommend under-declaring on the deeds because of potential problems afterwards.
Notary fees are on a sliding scale, which are:
Sale or Purchase price - Notary fee (all in BGN)

up to 100 - 15
100 to 1,000 - 15 + 1.5% of the amount over 100
1,000 to 10,000 - 28.5 + 1% of the amount over 1,000
10,000 to 50,000 - 118.5 + 0.5% of the amount over 10,000
50,000 to 100,000 - 318.5 + 0.2% of the amount over 50,000
over 100,000 418 - + 0.1% of the amount over 100,000

The maximum fee is 3,000 lv.

Agent is pushing me to under declare - what are the potential probles there?
Im thinking if property is sold, it is sold. How can it back fire?

Why is the agent asking you to under-declare? Did you under-declare when you bought?

Also, I forgot to mention in my last post that notary fees are just about due to go up.
