I saw your article about landlords being expected to cover the cost of infected tenants who cant pay their rent. Bizarre in the extreme - why are private landlords always expected to pay the price...
Hi @Nicholas Wallwork
Is there a ballpark figure that you use when redeveloping. For example, if you invested £50k in redeveloping a property what kind of uplift would you expect on the property valuation?
This is a very difficult situation for you and while you can be nicey nicey it may be time to get a little more determined. Maybe suggest to the seller's agent that a delay in completion might force you to review the sale price with markets under pressure from the coronavirus. You are taking a...
I was interested in your comment "Strategies like rent to rent, lease options, Jv’s, private finance and services accomodation are a few examples... "
Would you need to put ANY money down at the start and if so what kind of ballpark figure?
Hi @Nicholas Wallwork
Where the work costs a decent amount of money, would you recommend adding stage payments into your contract? I would like to hear from people who have used this tactic to see if it actually works.
When I started my journey I found it was very very useful to read as many property/business related ebooks as possible to get different opinions and strategies.
You might also find ebooks about "business minds" very helpful as they can help plan your time better and be more productive. The...
Also, be aware. If you were to take on staff from the old business you might have issues with TUPE which means their rights/service, etc would likely be transferred to you. Take advice!
This scenario begs the question why you would want to deal with people who you are suspicious of?
I assume that the deeds are in joint names? If you are really afraid of ID fraud you will need to speak to a "better" lawyer and see what they advise. This has disaster waiting to happen written...
Hi @James Burton
Welcome to the forum :)
It sounds like you have invested in student property before. It would be good to hear which areas of the country you think have the best potential for student accommodation?
The interest rate discussion if very interesting because while the Bank of England would probably like to increase rates, they are unlikely to increase them dramatically for some time to come. Brexit continues to hang over the UK and a sharp increase in interest rates would decimate the economy...
Assuming the location is fine, there will always be a very very liquid market in 1 bedroom flats as people go it alone, move out from their parents or split from their partners. If you did move up the property ladder there should also be good demand for those looking to rent a one bedroom flat :)
While your £130k should be relatively secure looking to the longer term, the short term might be a little rocky. Personally I would hold off until you know what you are doing - you may also find that Brexit concerns might knock a few extra pounds off the value of property in the short term. Do...
I would look at the UK and USA for my property investments in the future - whether or not the UK actually leaves the EU I think the EU project is holed below the waterline and destined to failure. In the USA Donald Trump has shaken up politics like nobody else and shown that governments do...
Personally I think the EU dream is dying a death - the UK has inflicted the first cut. This could well end up being death by a thousand cuts. You have been warned :)
The high street is dead - companies such as Amazon will always be able to undercut them simply because of their lack of base costs and the race to the bottom amongst Amazon sellers. The UK government is supposed to be looking at the best use for closed high street shops and ways to convert into...
