Good & Bad Points of Investing in US

Hi All,
Some advice if you are thinking of Investing in US for gain. The negative being poor property management and evictions. Overall it has been a good learning curve with many a late night phone call to the USA to sort out issues. The yields and return on investment has been ok without being startling. It hasn?t cost me anything to maintain the properties over there as yet i.e. incomings have been able to offset outgoings. I would like to hear from those who have invested there both their positive and negative experiences. Perhaps even your investing strategy?s was buying and holding in WNY for the yields, now I'm looking at rehabbing and flipping in both San Antonio and Buffalo. As a number of people know (world changer, Weston and Alvin, Chad Simmons, just to think of a few) there are many different investing structures in the States.

There are 3 types of people: 1. People who make things happen.
2. People who watch what happens.
3. People who wondered what happened

Hi

Since the GFC the prices have plummeted and rents are stable, creating great conditions for high yield in the US. I am currently buying in Atlanta and Phoenix for clients in Australia and getting great results.

Getting good management is essential and also having great agents on the ground. Without sound local advice on where to invest it is risky and tenant problems are difficult to deal with from the other side of the world.

Our Atlanta properties are costing $21,000 to $40,000 and getting a net yield of around 20%. We are getting the properties approved for section 8 tenants, where the government will guarantee the rent. These tenants tend to stay longer and look after properties because they do not want to lose their benefits.

Vacancy is the biggest risk due to vandalism and theft. You can take out insurance which covers for this.

Hi Cameron,

The way you categorized people is really very interesting and and the way you thought is also amazing.

I agree that on the basis of this categorization the property dealing is based.People who makes things happen do the a strong decision making capability that why that makes the things to be happen.

Your homeowners insurance will cover the structure and any damage resulting from a break-in or vandalism. Renters should be required to carry renters insurance which covered their personal possessions. Insurance company coverage varies from company to company so it is advised to speak with an independent agent that has access to many carriers.

Hi,

In US real estate has its own o\position and more more people are investing in the real estate apart from all the bad points the people much see the profit in that.
